We're going to be straight with you: you won't make real money for 5–6 months. You'll be learning the market, building your broker bench, dialing in your offer cadence. The base keeps you alive. Then — once you're locked in and deals are closing consistently — the commission structure is one of the most aggressive in the industry. Top performers here earn $250K to $487K annually. Land Acquisitions Closer

What You Actually Do

  • Run 30+ offers per week — 20+ off-market, 10+ on-market
  • Personally close complex, high-GP, high-friction land deals
  • Anchor price aggressively and defend spreads through negotiation
  • Kill weak deals fast. Hammer strong deals to contract
  • Follow up every open offer — Day 2, Day 7, Day 30, Day 120
  • Build and maintain a curated broker bench (15–25 per territory)
  • Make fast go/no-go decisions — a CEO can decide in <10 minutes from your brief
  • Hand off clean contracts to ops, then get back on the phone

What We Expect

  • $200K under contract per month (primary quota)
  • Every offer logged in Stride CRM + Google Sheets same day
  • No deal sits without a defined next action
  • Sellers receive clear decisions — yes / no / revise — fast
  • Brokers view you as decisive, credible, and easy to execute with
  • Two consecutive weeks below standard triggers a review
  • 8:30am–7pm operating window, Monday–Friday
  • Fully remote — possibly quarterly in-person events
